Location.   Location is the single most important factor in the value of your home, because even though your home was perfect for you, will anyone else think so when they see your home, neighborhood, schools, shopping, and crime statistics? 

Condition.  First impressions from the curb are important for those buyers who purchase based on emotion.  The physical appearance of your home and land, gives the buyers a feeling of its value.  Is your lot landscaped?  Is the driveway clean and in good order?  Is the paint on your home good?  Does your roof have missing shingles? 

Once the buyer gets inside, is the home clean and clutter free?  Is there good lighting?  Does it smell good?  Does it have a welcoming feeling?  A lot of buyers say they just “know” when the house they are looking at is the one they want to buy.  If they looked at photos on-line it isn’t the same.  What is this ‘feeling’ they feel when they see your home the first time?  No one can be sure, but why not make it gorgeous and clutter free so that that ‘feeling’ can happen at your house and not the neighbor’s house for sale down the street?

Competition

Real estate agents know what prices homes have been selling for, so they can help you when trying to determine the value to list your home, due to those you will be competing against.  This is where the importance of choosing a good agent comes in.  An agent that knows how to price your home so that it sells quickly, is better than an agent who lists it higher than its perceived value and therefore it sits on the market longer than you hoped. 


Please remember that snow and ice can be very heavy and dangerous when piled up on roofs of houses, cars, campers, sheds, etc. Safety Fun Fact: “The weight of 1 foot of fresh snow ranges from 3 pounds per square foot for light, dry snow to 21 pounds per square foot for wet, heavy snow (Gooch, 1999).
